Isle of Palms

Originally named Hunting Island and then Long Island. It’s thought to be at least 25,000 years old and first inhabited by the indigenous Seewee Indians. Legend has it that the only other occupants of the island were the pirates who buried their treasures for safekeeping in the deserted dunes and woods, although none has been found so far. Beginning in the latter part of the 19th century, the Isle of Palms began attracting its first permanent residents. At that time, the island was accessible only by water or the trolley line that connected it to Sullivan’s Island to the south.

Isle of Palms As the years have passed, the Isle of Palms has become increasingly popular, with its appeal spreading far beyond the boundaries of the Low country. Ease of access to the island via the Isle of Palms Connector spanning the intracostal waterway dramatically accelerated growth and increased the attractiveness for both residents and second homeowners alike. Moderate year-round temperatures, and seven miles of white sand beaches, combine to make the Isle of Palms the perfect island paradise. Because of the desirable ocean front location and limited availability, combined with world class amenities, home values have increased dramatically over the last 15 years. Compounded home values have exceeded 300% as interest in this beautiful island increases. Single family home prices range from $500k to $6m and vacant lots start at $550k, with a median home price of $998k.

Wild Dunes

Nestled on the northeast end of the Isle of Palms is the world-renowned Wild Dunes Resort. Wild Dunes, a 1600 acre gated community, is home to two-and-a-half miles of wide, sandy beach, luxurious ocean front accommodations, a Top 50 tennis center, 20 swimming pools, great restaurants, a fitness center, full-service conference facilities, a magnificent oceanfront Grand Pavilion, and two 18-hole championship golf courses designed by Tom Fazio. The Links Course features two finishing holes that hug the Atlantic Ocean and was ranked among the Worlds Greatest 100 by Golf Magazine. The Harbor Course is a challenging test of target golf that actually takes you island-hopping.

Wild Dunes

Homes and condominiums in Wild Dunes come in all shapes and sizes. Pricing depends largely on location, with ocean front leading the pack in all categories. Many second home owners find the Wild Dunes properties an attractive investment and take advantage of the ability to position their property as a beach rental, using the net income to offset a portion of their investment. Although Wild Dunes is a world class resort, over half of the homes are occupied by full time residents, who appreciate the easy access to the amenities.

Prices start as low as $40,000 for a 13th deeded share of a condominium which provides each of the 13 owners 4 weeks to use as they wish. On the high end, an ocean front home will run you between $3.m and $6m. The median price of a home in Wild Dunes in 2006 was $825k, slightly lower than “outside the gates”, due to the effect of a larger mix of one and two bedroom condominiums.
